Terms & Conditions

Renter shall have the right to occupy the Premises from 4:00 pm July 7th, 2008 (“Arrival Date”) to 10:00a on July 28th 2008 (“Departure Date”) For a rental fee of _____________ (“Rental Fee”).

A. Deposit/damage deposit/cancellations: A deposit of 50% of the Rental Fee is due upon placement of reservation. It is non-refundable within 90 days of reservation. Cancellations made before 90 days will receive
revenue received by the Agents rebooking of the Premises, net of a 100.00 handling fee. Rental will be paid in full 30 days before Arrival Date, which shall be deducted from the rent total. A 15% damage deposit is due upon final payment of rental.

Rental Fee: Damage deposit.
The Rental deposit of 50% is due no later than the placement of the reservation. A damage deposit of 15% of the rental shall be due no later than 30 days before the arrival date, and the remaining rental fee of $__________ for a total of $___________

Damage to premises:
Renter agrees to leave the Premises in the same condition in which it was provided to Renter. If any damage is incurred Renter shall pay in full, and amount shall be deducted from the damage deposit. If damage exceeds amount of deposit Renter agrees to pay in full 30 days from rental date.

Restrictions on use.
The total number of persons occupying the premises shall not exceed 16. No pets unless approved by the Agent shall be permitted on the premises. No smoking is allowed on the premises. This agreement is specific to Renter and may not be assigned, nor may Renter utilize the Premises for anything other than the personal enjoyment of Renter, his family, and friends. The Renter or immediate family of the Renter must be present for any additional persons to occupy the Premises.

Owner and Agent Non liability:
Owner and Agent shall not be liable for any personal injury to Renter or to his guests or other occupants on any part of the Premises, irrespective of how such injury or damage may be caused, whether from action of the elements or acts of negligence of owner and Agent, and Renter shall indemnify and defend agent and owner and hold Agent and owner harmless from any liability for personal injury or damage to property of renter or any other persons on or in the Premises.

Compliance with laws and regulations:
Agent will provide Renter with any neighborhood rules and regulations applicable to the Premises. Renter agrees to abide by any such rules, if Renter does not abide by such rules, he agrees to pay any fines imposed by the homeowners association. The premises shall be used exclusively by the Renter for private residential purposes only and may not be used at any time for carrying on business practices of any kind. Renter shall comply with all sanitary laws, ordinances, rules and orders of appropriate governmental authorities affecting cleanliness, occupancy and preservation of the Premises during Renters occupation. Renter shall quietly and respectfully enjoy the Premises without disturbing surrounding neighbors.
