DEPOSIT POLICY:
50% of the total amount due at the time of booking. The remainder to be paid 45 Days(60 Days Holiday Season) prior to arrival.
If reservation is within 45 Days(60 Days Holiday Season), the Total amount is due at booking.

Cancellation Policy:
The Cancellation policy is 45 Days (60 Days Holiday Season) prior to your arrival.
Outside of the 45 days (60 Days Holiday Season), the cancellation fee is equal to 1 night lodging.
Inside of 45 days (60 Days Holiday Season) would be a full forfeiture of the entire amount.
Refunds may only be permitted if the unit is able to be re-sold, and only for the specific nights re-sold.

You are responsible for the entire stay. No refund or credit will be given for unused days resulting from late arrival, pre-mature check-out, or cancellation. A home or condo that is deemed unsatisfactory to the guest will be considered a cancellation and no refund will be provided.

Check-In Policy: Check-in time is 4:00 P.M. Jackson Hole Reservations will diligently work to ensure that all properties are clean and ready for occupancy by 4:00 PM. However, it may be necessary to delay occupancy until the property is ready. There are no refunds for late occupancy. Please do not go to the property before checking in at Jackson Hole Reservations. Parking at the property prior to check-in time without the approval of Jackson Hole Reservation will likely delay the cleaning and inspection services and delay your check-in.

Check-out Policy: All properties must be vacated by 10:00 AM sharp on checkout day or guest may be subject to a late checkout fee of $50.00 per hour during the summer and winter months. A limited number of late 11:00AM checkouts will be offered to those guests with special departure needs. The cost for a late checkout after 11:00AM is $50.00 and must be approved by Jackson Hole Reservations. Late checkouts may not be possible if there is a reservation that comes in the day that you depart.

Procedure for Late Arrivals
Office Hours: 8:00 am-6:30pm.
If you are checking in after hours, your packet with directions and keys will be outside the building in a locked box. The combination to the locked box is 7777.
Please sign the bottom of the rental agreement and leave inside the box. Relock the box by closing the lock and reorganizing the numbers so that they do not reflect 7777. Take your packet with you and have a great vacation!

No pets of any size are permitted. All accommodations are non-smoking. Violators will be charged additional fees for extensive cleaning.

Maintenance, Repairs or Alterations: Tenants shall be responsible for damages caused by their negligence and that of their family or invitee’s and guests. Tenant shall not paint, paper or otherwise redecorate or make alterations to the premises, or commit any nuisance or act which may disturb the quiet enjoyment of surrounding property owners. In the event there is a need for maintenance or repairs of any type, Tenant agrees to call Property Manager and they will make arrangements for repairs to be made in a timely manner.

Damage to Premises: If the premises are so damaged by fire or from any other cause as to render them uninhabitable, then either party shall have the right to terminate this lease as of the day on which such damage occurs, through written notice to the other party, to be given within fifteen (15) days after occurrence of such damage; except that should such damage or destruction occur as a result of the abuse or negligence of the Tenant, or it’s invitee’s, then Owner only shall have the right to termination. Should this right be exercised by either Owner or Tenant, then rent shall be prorated between the parties as of the date the damage occurred and any prepaid rent and unused security deposit shall be refunded to Tenant. If this lease is not terminated, the Owner shall promptly repair the premises and there shall be a proportionate deduction of rent until the premises are repaired and ready for Tenant’s occupancy. The proportionate reduction shall be based on the extent to which the making of repairs interferes with Tenant’s reasonable use of the premises.

Entry and Inspection: Owner, or authorized agent, shall have the right to enter the premises: a) in case of emergency; b) to make necessary or agreed repairs; c) to show property if listed for sale.

Indemnification: Owner shall not be liable for any damage or injury to Tenant, or any other person, or to any property, occurring on the premises or any part thereof, unless such damage is the proximate result of the negligence or unlawful act of Owner, or his agent. Tenant agrees to hold Owner harmless from any claims for damages, no matter how caused except for injury or damage for which Owner is legally responsible.
